Land Grading Services in Alachua, FL

Sandy yards flood more often than people expect. The surface drains fast, but a shallow water table or a hard layer below it keeps water sitting against a foundation or standing in a low corner long after the rain stops. North Florida Land Improvements LLC provides land grading and land leveling from Alachua for yards, building sites, driveways, pastures and small commercial lots. We set the grade, shape the slopes, cut the swales and finish the surface, so water goes where you want it and the ground is level where it needs to be. Whether your property sits near Paynes Prairie or out toward Lake Butler, call (352) 756-0010 for a free estimate and we will look at where the water actually goes.

The scope

What Land Grading Actually Involves

Land grading is the reshaping of the ground surface through cut and fill so it sits at the elevations and slopes your project needs. Work begins with staking existing and proposed grades and a walk to see where water travels, followed by silt fence before soil is disturbed. A dozer handles the bulk cut and fill, an excavator digs swales and drainage trenches, and a skid steer or tractor with a box blade or grading rake carries the finish work in tight areas. Where fill is added, it is placed and compacted in lifts so it does not settle unevenly. Laser or grade-control guidance holds the blade to a target elevation more accurately than an operator's eye can. Finished ground is topsoiled and seeded, because bare sand erodes quickly in a summer downpour. Before, you have a low spot that floods, a slope that sends runoff to the house, or land too uneven to build on. After, you have a stable surface that sheds water toward an outlet and stays that way.

Why us

Why Alachua Property Owners Choose North Florida Land Improvements

We are a family-owned business that does its own grading, clearing and pad work, so the person who studies your drainage is the person who shapes it. Eric Temme bought an established company and its equipment in 2022, and he brings in experienced operators for bigger jobs. You are not handed off between subcontractors, and if a spot needs to be touched up after the first rain, you call us.

We plan grade for how water behaves on sandy ground. UF/IFAS explains that most of Florida's sandy Spodosols are poorly or very poorly drained, which is why a yard can look dry and still flood, and the Florida Building Code calls for ground to slope away from the foundation, dropping at least 6 inches in the first 10 feet. Before we move fill in a mapped floodplain, we check Alachua County's development review requirements so you do not end up with a stop-work order.

Step by step

Our Land Grading Process

  1. Survey and Stake the Grade

We measure the existing elevations, set benchmarks, and stake the proposed grade with you or your builder's plans in hand. We walk the property in or right after a rain when we can, because water shows where it really goes. That prevents guessing at drainage and gives both of us a reference to check the finished work against.

  2. Install Erosion Control

Silt fence goes up on the low side of the work area before the first pass of the blade. On sandy soil, exposed dirt moves in a single storm, so sediment control protects your neighbors, your ditch and your final surface. We keep it in place until the new grade has vegetation.

  3. Rough Grade Cut and Fill

Using the dozer, we cut high spots and move that soil to low ones, forming the overall shape of the land and the direction of drainage. Excavator-cut swales and outlets give water an open path away from buildings. Rough grade sets the framework, so we check elevations as we go rather than after the last pass.

  4. Compact Where It Counts

Where we place fill for pads, drives or low areas, we spread it in lifts and compact each one, because a single thick, loose layer settles unevenly and cracks slabs and pavement. We adjust the plan when the fill soil is too wet or too dry to compact well. That is what keeps the finished grade from sinking next spring.

  5. Finish Grade and Stabilize

A box blade, grading rake or laser-guided blade brings the surface to its final slope. The surface is then topsoiled, seeded or mulched, and we walk it with you, confirming that water moves toward the outlet and not toward your house. You receive graded ground that drains as designed and is ready for a foundation, driveway or lawn.

Where we work

Serving Alachua and the surrounding counties

North Florida Land Improvements LLC grading crews work throughout Alachua County, from Alachua, High Springs and Newberry to Archer and Hawthorne, and in Union, Bradford, Columbia, Suwannee and Levy Counties. Owners in Lake Butler, Starke, Lake City, Live Oak and Williston call us to level building sites, regrade drives and fix yards that hold water. We reach most jobs by US-441, SR-235, US-301 and I-75, and we go farther for larger projects.

Grading in this region means working with flat land, sandy soil and karst. Low, flat ground near Paynes Prairie and the Santa Fe River holds water, and the limestone under much of north Florida means that concentrating runoff into a single spot is a poor idea, since the Devil's Millhopper sinkhole west of Gainesville shows how the ground can fail. We route water into open swales and outlets, avoid pointing it at a neighbor, and pay attention to floodplain rules, since Alachua County requires a flood hazard area permit for development in the floodplain.

Common questions

Land Grading FAQs

How much slope does a yard need for drainage?

The Florida Building Code calls for the ground to fall at least 6 inches in the first 10 feet away from a foundation, and hard surfaces near the house should slope at least 2 percent away from it. Where lot lines prevent 10 feet, swales or drains can be used. We set the actual slope from your plan and lot.

Why does my sandy yard flood if sand drains so well?

Sand drains quickly at the surface, but a seasonally high water table or a hard layer below it can keep the soil saturated. UF/IFAS notes that most Florida Spodosols are poorly or very poorly drained. Grading fixes the surface flow, and sometimes a swale or outlet is needed to give the water somewhere to go.

Do I need a permit to regrade my property?

Not always. Grading that disturbs an acre or more, or is part of a larger plan, can trigger the Florida Department of Environmental Protection's construction stormwater permit, and moving fill in a floodplain requires a flood hazard area permit in Alachua County. Ask before you move significant soil. We help you work out what applies.

What is the difference between rough grading and finish grading?

Rough grading sets the overall shape and elevations with cut and fill. Finish grading refines the surface to its final slope and prepares it for topsoil, seed, gravel or concrete. Both matter, since a good finish grade cannot fix a bad rough grade.

What is laser grading and is it worth it?

A laser or GPS system guides the blade to a set elevation, which holds slopes and levels more accurately than working by eye. It matters most on large flat areas such as pads, fields and pastures, where a small error in slope stands water.
